What are tax deed sales
Tax Deed Sales are the result of a sale that is orchestrated when property owners fail to pay their real estate taxes. These sales take place in virtually all of the United States and are generally conducted on a county by county basis.
The law dictates that a public announcement must be made in writing in advance of the sale. This announcement states that bids are being entertained for said property, and the amount owed, date and time of when the final disposition will be is included. Some even give a brief description of the property.
At the sale, the highest bidder is given the opportunity to buy the property and receive the tax deed. The payment due will include the past due tax amount, plus any fees or court costs and any additional bid amounts for the property. For the sum of this equation, the purchaser acquires a tax deed that is free and clear. This means the tax deed will supersede any mortgages or liens that may have existed. For a bargain basement price, one far below market value, an investor has just picked up a piece real estate.
A buyer must be aware of potential pitfalls, and thoroughly research the property of interest. Some properties hold little value because they are severely rundown and even with the prices of Tax Deed Sales, the property would be a poor investment. But on the other hand, successful people are known to not pay taxes and their valuable property is put up for sale. You must use caution, research the property, to determine the true value and potential, and then make an informed decision.
